About
Built by acquisition professionals, for acquisition professionals
DealPulse was built by people with backgrounds in institutional real estate acquisitions and technology. We saw the industry's best teams spending too much time on admin work — and not enough on judgment. DealPulse is the platform we wished we had.

The story
Every acquisition team's day starts the same way: a broker sends an OM, somebody opens Excel, and the next two hours are spent copy-pasting financials. DealPulse exists because we got tired of that being the default.
Every acquisition team runs on the same basic loop: source deals, extract financials, build a model, make a decision. The work that separates good teams from great ones is judgment — knowing which assumptions to stress, which markets are turning, which broker relationships to deepen. None of that requires copying line items from a PDF into a spreadsheet.
Yet that is where most of the hours go. Analysts transcribe financials by hand. VPs compile market data from half a dozen tabs. Principals walk into meetings without current context on the broker across the table. The bottleneck is never the investment thesis. It is the data preparation that has to happen before the real analysis can start.
Existing software asked teams to choose between two bad options: stay in spreadsheets and accept the chaos of scattered files, duplicated effort, and no shared pipeline — or adopt a platform that replaces your model with a black box you cannot audit. Neither option respected how acquisition teams actually work.
DealPulse was built on a different premise. The underwriting model a team has refined over years of closed deals is an asset, not an obstacle. The right platform does not replace that model. It feeds it — with structured, verified data that flows directly into the team's existing environment.
That principle shapes every product decision. DealPulse extracts and classifies financial data so analysts can review and confirm rather than transcribe. It aggregates listings so teams see the full market without reconciling broker sites. It tracks relationships so principals walk into every meeting prepared. At every step, the human judgment stays with the humans.
Better data flowing into your existing workflow. That is the whole idea.
"We built DealPulse because we wanted it ourselves. The first version is the platform we wished we'd had when sourcing our last deals."— Founder, DealPulse
Our mission
Remove friction from real estate acquisitions.
- Let investment teams focus on sourcing, underwriting, and closing. Not data entry.
- AI should augment professional judgment, not replace it.
- Every team deserves institutional-grade tools regardless of size.
- A tool that doesn't create work — fewer clicks, less friction, more time on what matters.
Our vision
The operating system for real estate private equity.
Every acquisition team deserves institutional-grade tools regardless of team size. From 50-person groups to nimble 3-person shops.
Currently in beta
Working with the first wave of institutional acquisitions teams.
Pilot users span single-asset operators through 30-person investment groups across multifamily, industrial, and retail. Each is helping us harden the platform against real broker feeds, real OMs, and real underwriting models — not synthetic data. We would love to hear how your team works and show you how DealPulse fits in.
